Information for Landlords

The Letting Process

  • Contacting Cubes Residential - Telephone, email or come in for a chat

  • Valuation

  • Terms of Business & Instruction - Take photographs of the property and marketing the property online

  • Mandatory Property Certificate - EICR, Gas Certificate and EPC

  • Viewings - Make arrangements for showing the property to prospective tenants

  • Place an offer - An offer comes through on your property

  • Holding Deposit - A holding deposit will be required to secure the property

  • References - We will proceed with taking up references of your chosen applicant

  • Tenancy Agreement - Payments are made by tenant and contracts are signed

  • Signing Tenancy Agreements - Provided that the references are of satisfaction to the landlord

 

Fees for Landlords:

Lettings - From 7% - depending on service the Landlord chooses (let only or let and management)

Sales – our commission usually is 1.25%

Inventory reposts – from £100 – depending on the size of the property

Information for Tenants

The Renting Process

  • Contacting Cubes Residential - Telephone, email or come in for a chat

  • Viewings - Choose within your selected area we shall make appointments to suit you

  • Place an offer - On your desired property

  • Holding Deposit - A holding deposit will be required to secure the property

  • References - We will proceed with the taking up of your references

  • Tenancy Agreement - Payments are made and contracts are signed

  • Completion - Taking possession of your new home

 

Fees for Tenants:

Variation of Contract (Tenant’s Request) - A Fee of £50.00 may be charged if there’s a variation in order to cover the costs associated with taking the landlord’s instructions as well as the preparation and execution of new legal documents.

Early Termination (Tenant’s Request) – Should the Tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Loss of keys – The Tenants are responsible to cover the cost of lost keys or the cost of installation of new lock in case keys are not returned after tenancy ends.
